| چکیده | ||
| این پژوهش که به واکاوی کنش سازندگان مسکن، شرایط حاکم بر کردار آنان، عوامل مؤثر و راهبردهای اتخاذی از سوی آنان میپردازد. بر اساس تحلیل نظاممند مصاحبههای عمیق با 25 نفر از فعالان حوزه مسکن در مشهد به روش نظریه زمینهای با رویکرد اشتراوس و کوربین صورت گرفته است. ماحصل کدگذاری باز دادهها 256 کد اولیه بود که در قالب 20 مقوله محوری قرار گرفت و درنهایت پدیده مرکزی تحت عنوان «سازندگان فنسالار در کشاکش منفعتجویی و اعتبار یابی» به دست آمد. ازجمله مقولههای اصلی بهدستآمده بهعنوان شرایط زمینهای میتوان به «وضعیت اقتصادی کلانشهر مشهد»، «تحولات اجتماعی و فرهنگی در زمینه الگوی سکونت شهری» اشاره داشت؛ شرایط مداخلهای متشکل از «تحولات فناورانه در صنعت ساختمان»، «تخصص زدایی از ساخت مسکن»، «هزینههای تأمین و تضمین نهادههای ساخت»، «آشفتگی در اجرای قوانین و مقررات» و «تحول سهم ارزش زمین در قیمت مسکن» و شرایط علّی شامل «توانایی مدیریت فعالیتهای متعدد»، «برخورداری از سرمایه لازم یا امکان جذب آن» و «ویژگیهای شخصیتی مساعد» بوده است. اخذ راهبردهایی همچون «جابجایی نقش»، «سازندگی مشارکتی» و «تغییر در الگوی ساختوساز» منجر به پیامدهایی شامل «فرازوفرود تناوبی سطح عملکرد سازنده» و «اعتبار یابی وابسته به عملکرد در بازار» شده است. | ||
